As a leading San Antonio electrician, we are pleased to present this proposal for the installation of a smart LED lighting system in your residence. Our company specializes in both commercial and residential electrical services, with a particular focus on low voltage electrical systems using LED lighting. 

This proposal outlines the scope of work, materials, and timeline for the electrical remodeling project.

LED lighting: Scope of work

  • The project involves the installation of a smart LED lighting system in a 2-story home that is currently undergoing remodeling.
  • The home consists of 4 bedrooms, 4 bathrooms, 2 half bathrooms, 1 living room, 1 family room, 1 large hallway-foyer, 1 large kitchen, 1 studio-office, 1 laundry room, and a 3-car garage. Each bedroom has a walk-in closet and each bathroom has a vanity with 2 sinks, a shower stall, a bathtub, and a commode toilet with an electric hygiene system.
  • The LED lighting system should be controlled by an app capable of changing colors individually in each room. Lighting is controlled from inside the home only, not remotely 
  • The house has two 3-ton air conditioning units.The air conditioning is already installed. We would only be tasked with connecting it.
  • There is an enclosed patio on the other side of the house. No pool. 
  • The project needs to be completed in 1 month from start to finish. 

A. Proposed Electrical Installation and Load Calculation

1. First Floor (4,000 sq. ft.)

Living Room
  • Install 10 recessed LED lights (60W total).
  • Install 2 LED wall sconces for accent lighting (20W total).
  • Install 1 LED chandelier (30W).
Family Room
  • Install 8 recessed LED lights (48W total).
  • Install 1 LED ceiling fan with light (70W).
Kitchen
  • Install 12 recessed LED lights (72W total).
  • Install 4 LED under-cabinet lights (20W total).
  • Install 3 LED pendant lights over the island (45W total).
  • Install 2 LED lights inside cabinets with glass doors (20W total).
Hallway-Foyer
  • Install 6 recessed LED lights (36W total).
  • Install 1 LED chandelier (30W).
Studio-Office
  • Install 6 recessed LED lights (36W total).
  • Install 2 LED desk lamps (20W total).
Laundry Room
  • Install 4 recessed LED lights (24W total).
Half Bathrooms (2)
  • Install 2 recessed LED lights in each bathroom (24W total).
  • Install 1 LED vanity light above the sink in each bathroom (20W total).
Enclosed Patio
  • Install 6 recessed LED lights (36W total).
  • Install 2 LED wall sconces (20W total).
Garage (3-car)
  • Install 8 LED tube lights for general illumination (160W total).
  • Install 3 LED lights above each garage door (45W total).

2. Second Floor (3,500 sq. ft.)

Bedrooms (4)
  • Install 6 recessed LED lights in each bedroom (144W total).
  • Install 1 LED ceiling fan with light in each bedroom (280W total).
  • Install 2 LED lights in each walk-in closet (80W total).
Bathrooms (4)
  • Install 4 recessed LED lights in each bathroom (96W total).
  • Install 2 LED vanity lights above each sink in each bathroom (160W total).
Hallway
  • Install 8 recessed LED lights (48W total).

3. Outdoor

Driveway
  • Install 10 solar LED pathway lights (0W – solar powered).
Walkway
  • Install 6 solar LED pathway lights (0W – solar powered).

B. Electrical Panels and Load Calculation

  • The total connected load for the first floor is approximately 1,000W, which translates to approximately 8.33A (1000W/120V). Therefore, a 20A electrical panel would be sufficient for the first floor.
  • The total connected load for the second floor is approximately 728W, which translates to approximately 6.07A (728W/120V). Therefore, a 15A electrical panel would be sufficient for the second floor.
  • The total connected load for the outdoor lighting is 0W as they are solar-powered.
  • The air conditioning units (2 x 3-ton units) will require approximately 30A each. Therefore, a separate 60A electrical panel will be installed for the air conditioning units.
  • The electric hygiene systems in the bathrooms will be connected to the respective floor’s electrical panel, as their power requirements are minimal.

C. Smart Lighting System Options

  1. Philips Hue: Offers a wide range of smart LED lights that can be controlled via the Philips Hue app. Allows for color changing and dimming.
  2. LIFX: Similar to Philips Hue but does not require a hub. Offers high-quality color-changing LED lights controlled via the LIFX app.

D. Fire Detection System

In addition to the LED lighting system, we will also install a comprehensive fire detection system to ensure the safety of the residents. Each room and section of the home will be equipped with a smoke detector, as detailed below:

1. First Floor

  • Living Room: 1 smoke detector
  • Family Room: 1 smoke detector
  • Kitchen: 1 smoke detector
  • Hallway-Foyer: 1 smoke detector
  • Studio-Office: 1 smoke detector
  • Laundry Room: 1 smoke detector
  • Half Bathrooms (2): 1 smoke detector in each bathroom
  • Enclosed Patio: 1 smoke detector
  • Garage (3-car): 1 smoke detector

2. Second Floor

  • Bedrooms (4): 1 smoke detector in each bedroom
  • Bathrooms (4): 1 smoke detector in each bathroom
  • Hallway: 1 smoke detector

The smoke detectors will be interconnected, meaning if one detector senses smoke, all detectors throughout the home will alarm. This feature ensures that everyone in the home will be alerted, regardless of where they are at the time. The smoke detectors will also be hardwired into the home’s electrical system, with battery backup for uninterrupted protection during power outages.

E. LED lighting system: Studies and assessments

  • Conduct a lighting audit to assess the current lighting conditions.
  • Perform photometric studies to ensure proper light levels are achieved in each room.
  • Evaluate color rendering and color temperature for optimal visual comfort.

F. Timeline for the installation of the smart LED lighting system

  • The project will commence upon approval and is expected to be completed within 1 month.
